Position: Commercial Real Estate Property Accountant
Working Hours: Mon-Fri 10am-6pm EST / 10pm-6am PH Time
Salary Range: $1000-1800/month

We are seeking a meticulous and experienced Commercial Real Estate Property Accountant to manage the financial operations of our commercial properties, which include shopping centers, office buildings, and other commercial tenants. Proficiency in Yardi software is essential for this role. The ideal candidate will excel in lease administration, CAM reconciliation, and tenant billing.
Duties and Responsibilities:
Lease Administration:
- Handle all aspects of lease administration including abstraction, key date tracking, and compliance with lease terms
- Ensure accurate and timely lease documentation and updates
CAM Reconciliation:
- Conduct detailed Common Area Maintenance (CAM) reconciliations to allocate costs correctly to tenants
- Review and verify CAM charges, ensuring proper documentation and adherence to lease agreements
Tenant Billing Statements:
- Prepare and distribute tenant billing statements monthly
- Resolve billing discrepancies and respond to tenant inquiries regarding their accounts
Financial Reporting:
- Prepare monthly financial statements and management reports, including variance analysis
- Assist in the preparation of quarterly and annual financial reports
General Ledger Management:
- Maintain and update the general ledger with accurate and timely entries
- Perform regular reconciliations and ensure compliance with accounting standards
- Budgeting and Forecasting:
- Assist in the preparation of annual budgets and forecasts
- Collaborate with property managers to ensure financial targets are met
Accounts Receivable/Payable:
- Manage the accounts receivable and payable processes, ensuring timely processing and accuracy
- Monitor cash receipts, disbursements, and perform monthly bank reconciliations
Audit Support:
- Assist with internal and external audits, preparing necessary documentation and responding to auditor inquiries
Ad Hoc Analysis:
- Provide financial analysis and reporting for various projects as required
- Support management with special projects and financial reporting needs
Requirements
Qualifications:
Education
- Bachelor's degree in Accounting, Finance, or a related field
Experience
- Minimum of 2-5 years of experience in commercial real estate accounting
- Strong understanding of property management accounting principles
Software Proficiency
- Proficiency in Yardi software is mandatory
- Experience with other property management systems (e.g., MRI) is a plus
Technical Skills
- Advanced knowledge of Microsoft Office, particularly Excel
Analytical Skills
- Strong analytical and problem-solving skills with a keen attention to detail
Communication
- Excellent verbal and written communication skills
Interpersonal Skills
- Ability to work collaboratively with various stakeholders, including property managers and tenants
- Strong organizational skills and the ability to manage multiple tasks in a fast-paced environment
Certification
- CPA or CPA candidate preferred but not required
