GENERAL PURPOSE OF THE JOB:
The Vice President of Leasing Management is responsible for managing different responsibilities associated with office space leasing, improvement, and tenant concerns. The incumbent is also responsible for creating strategies, policies, programs, and processes targeted at boosting and optimizing office building occupancy; and ensures that the office portfolio of the Company is industry competitive.
DUTIES AND RESPONSIBILITIES
- Achieves 100% occupancy rate on all the Company's properties;
- Handles existing office space projects and attends to existing tenants concerns in a timely manner to foster and maintain tenant relationships and ensure tenant retention;
- Achieves tenant satisfaction within the limits and conditions provided by the Management, standard operating procedures, Company policies, and other related established regulations of the Company;
- Conceptualizes, develops, and creates strategies, policies, projects, and procedures that will increase, improve, and maximize tenant occupancy of the office buildings;
- Ensures that the office portfolio of the Company is commercially competitive in given locations;
- Coordinates with Departments (legal, accounting, sales and marketing, etc.) to ensure seamless negotiations in leasing terms, signing of contracts, and tenant onboarding;
- Assists in navigating the legal and construction processes to facilitate successful lease agreements;
- Monitors the status of lease offers sent to prospective tenants, and ensures timely follow-up and closure of lease agreements;
- Collaborates with licensed brokers and agents to actively market and promote available office spaces of the Company and attract potential tenants;
- Recommends strategic tie-ups with individual and institutional brokers in order to generate more leads from the market;
- Creates new markets that will support the Leasing Department's database that will serve as additional sources of potential locators/ tenants of properties;
- Maintains good relationships with locators/tenants and tracks the latters plans regarding its lease of the spaces within the properties;
- Creates an event at the banking hall like Government-related Caravans (LTO, PSA, and Passport Registration, etc.), Art Exhibit, Photography Events, Job Fairs, Travel Expos, and Wedding Expos, among others to create more foot traffic;
- Collaborates with other departments to support the achievement of the Company's goals and objectives;
- Conducts market research and analysis to stay updated with industry trends, activities of competitors, government regulations, and market conditions to proactively adapt leasing strategies and practices; and
- Prepares periodic reports regarding the market research conducted and the occupancy rates of the Company's office space portfolio as input in the decision-making of the Management in terms of office space improvements and other related initiatives.
Other tasks
- Performs other tasks as may be assigned by the Chief Operating Officer and President depending on the exigencies of the organization.
JOB PROFILE
Educational Background
- Must have at least an educational attainment equivalent to a bachelor/college degree, preferably in Business Administration/ Marketing Management, Real Estate Management, or any related course; and
- Preferably with a Master's Degree in Business Management or equivalent
Professional Background
- Minimum of 15-20 years of work experience in the field of real estate leasing, property management, commercial space leasing, sales, and marketing; and
- With at least 10 years of senior leadership and management role.
Knowledge Requirements
- Comprehensive knowledge of sourcing and benchmarking of commercial space, and tenant prospects based on the existing office portfolio;
- Knowledgeable in financial management/ financial runs; and
- Well-rounded knowledge of leasing operations (tenant prospecting and negotiation, contracts management, tenant retention, lease turnover, and renewals).
