Job Purpose and Scope:The Strategic Asset Manager (SAM) is responsible for effectively managing ACI's asset portfolio which includes construction machinery, properties, vehicles, equipment, technologies. The position is responsible for analyzing and monitoring asset performance criteria, asset cost control, and delivering discipline and compliance. The role will include identifying potential improvements, analyzing maintenance strategies and ensuring proper utilization of various asset information systems to determine condition and long-term integrity of the company's critical assets.
The Strategic Asset Manager oversees and manages physical assets of the company and ensures efficient utilization, maintenance, and preservation throughout their lifecycle. The Strategic Asset manager will analyze and monitor asset performance criteria, asset cost control, and deliver discipline
and compliance to safety regulations and local laws.
- Job Specifications and Responsibilities:
Develop and implement robust asset management strategies to enhance lifecycle management, cost and efficiency across the company.- Participate in the selection and acquisition process of new assets, considering factors like cost, quality, and suitability for the company's needs, aligned with the company's strategies.
Lead the feasibility studies and research initiatives related to new technology that would add value to ACI
- Lead budget development for asset maintenance and upgrades, review and update asset strategies, preparing budgetary requirements, and collaborating with finance and procurement departments to align strategies with budget and procurement plans.
Responsible for monitoring and reporting that the agreed asset strategies are being implemented by the responsible teams .- Manage the disposal or sale of outdated or surplus assets in compliance with company policies and relevant regulations
Collaborate with the procurement team to identify the need for new assets based on project requirements and business growth.
Establish and implement regular maintenance schedules for construction assets to prevent breakdowns and ensure optimal performance.
- Develop and implement maintenance schedules to ensure that assets are well-maintained and meet safety and operational standards.
Oversee the maintenance, repair and replacement of assets to minimize downtime in operations.- Lead the pro-active elimination of asset failure root causes through implementation of reliability improvement programs including Failure Mode, Effect, and Cause Analysis (FMECA); Failure Reporting, (root cause) Analysis, and Corrective Action System (FRACAS ); and Engineering Management of Change (EMoC) programs.
Participate with a high level of engagement and ownership in Incident Investigations, Root Cause Failure Analysis (RCFA), and the development of corrective action plans and risk reduction matrices. High levels of collaboration with Risk Management is required
- Responsible for RCA tracking and for monitoring of effective corrective action implementation and status
Record essential details for each asset, such as acquisition date, purchase cost, maintenance history, location, and current condition.
- Working closely with Finance & Accounting team in matters relating to fixed asset registry and asset life cycle costing analysis
Benchmark utilization and best practices with other Aboitiz business units (BUs)- Develop and ensure quality operational reports are available to Management
Develop a continuous improvement strategy for the continued use of enterprise asset management software
- Prepares asset management reports and creates functional specifications for reports and KPIs
Lead strategic and proactive initiatives and programs for the development and implementation of asset management systems to determine the right work to be done, on the right asset, at the right time, with the right risk tolerance to determine the best course of action between repairs, refurbish, replace, retire, or run-to-failure with the end of extending service life, improving performance metrics on efficiency, availability, reliability and the optimization of asset life cycle costs.
- Develop and trend operating, maintenance and investment measures/metrics in IT system to identify asset management improvement areas , based on agreed metrics, and subsequently develop solutions and adjustments in asset management policies/procedures in collaboration with other ACI asset management teams, industry experts, production and reliability centered maintenance teams
Lead in the establishment and continuous update of ACI technical library including as -built drawings, Operations and Maintenance manuals and other technical information needed for establishing historical and current specifications, configuration and life cycle condition of ACI assets to ensure that all references used by facilities are known to be current or for update- Maintain and update the Life Cycle Management Plan (LCMP) database
Facilitates site trainings, workshops and cascades for process implementation
- Develop and maintain a comprehensive inventory of all construction assets, including equipment, machinery, tools, and vehicles.
Maintain an up-to-date inventory of company assets, documenting their conditions, locations, and other pertinent details.

Monitor insurance coverage, renewal and claims for high value assets

Implement safety protocols for asset operation and train employees on safe handling procedures.- Maintain an up-to-date inventory of company assets, documenting their conditions, locations, and other pertinent details.
10 years experience in heavy industries (construction or related industry) with extensive experience in asset management and reliability engineering- 5 years experience in managerial role related to asset management
2 years project management experience
- Bachelor's degree in Engineering, Construction Management, Business Administration, Logistics, Supply Chain Management or a related field.
ISO 55001: Asset Management Training- Project Management Training or Certification
