Zoning and Permitting Specialist This position requires researching, completing, and submitting all documentation required to obtain all required zoning approvals or permits.
Validating all zoning and permitting documentation before issuance of Notice to Proceed (NTP) packages.
Issuing of payments (purchase orders) as needed to applicable offices.
Extensive training in telecommunications will be provided.
- Essential Job Duties and Responsibilities
Strong ability to effectively communicate with jurisdictions and develop relationships with various jurisdictions
- Ability to research and evaluate telecommunication requirements in local zoning and permitting ordinances
Update and compile zoning trackers with research information of zoning and permitting requirements in each jurisdiction- Maintain site updates on zoning and permitting in Master Tracker
Package and ship applications
- Track application submittals to jurisdictions
Scan and Upload Documents to Customer Database- Follow up with Jurisdictions on Permit and Zoning Approvals
Strong Knowledge of Microsoft Excel and Word
- Identification of permitted use areas, difficult jurisdictions, filing deadlines, approval time frames, application requirements and zoning codes.
Assist with Public Hearing investigation and preparation for submittals- Assist with preparation of hearing packages (Plan Commission Boards, ZBA Hearing Boards, etc.) to obtain any and all necessary zoning relief as it relates to each site
Coordination with local Utility, DOT, Railroad, Police and Fire, State owned properties.
- Review and analysis of 3rd party independent engineering reports.
Perform review of zoning and construction drawings to verify they comply with the zoning codes and design requirements.- Mentor and train Zoning and Permitting Specialists
Handle Zoning and permitting issues
- Other duties as assigned.
Three years experience in zoning and permitting preferred
- Bachelors degree, preferably in Urban Planning or related discipline
Experience in Zoning or Urban Planning a plus- Strong attention to detail
Excellent communication and negotiation skills
- Above average organizational skills
Business skills should include excellent negotiation skills, strong customer orientation, excellent conflict management skills, excellent analytical & problem solving capability, excellent communication skills both oral and written, a strong business minded consultative approach with focus on profitability & margin.
