Job Overview: We are seeking an experienced and proactive Remote Project Manager to oversee construction and building repair projects across our portfolio of properties in New York City. This role involves leading large-scale capital improvement projects from initiation and feasibility through planning, execution, and control phases, culminating in successful project closeout. The ideal candidate will have strong project management experience, preferably in construction or a related field, and excellent communication skills. They will work closely with senior project managers located in New York City to ensure that projects are delivered on time, under budget, and that our customers are kept updated throughout the process.
Lead and manage capital expenditure building projects of various sizes and complexities across our portfolio of properties in New York City.
- Collaborate with cross-functional teams, including engineers, contractors, and residents, to meet deadlines and budgets while addressing clients needs.
Monitor progress and budget metrics to ensure alignment with project plans, working closely with the finance administration lead.- Review, process, and ensure timely payment of all payment applications.
Assess and mitigate project risks while managing change requests effectively.
- Serve as the key liaison for clients, vendors, and property managers.
Source and evaluate bids, conducting bid leveling comparisons to ensure the best value for projects.- Conduct extensive price negotiations for services throughout each stage of the project.
Assist with access coordination, specific access agreements, and the contracting process (AIA Contracts).
- Initiate the certificate of insurance review in collaboration with the building's insurance broker and attorney.
Provide detailed updates to customers, third-party stakeholders, residents, and internal stakeholders.- Utilize and manage all project tasks in our task management tools, escalating any issues or concerns to the wider projects team.
Create and prepare digital reports and send them on the agreed cadence.
- Schedule walkthroughs and on-site visits to ensure adequate oversight at each project.
Collaborate closely with the Project Management sub-team to ensure the scope of work is correct, value engineering principles are assessed, and all elements of the project are strategically considered.- Attend scheduled customer meetings to discuss project progress, address concerns, and troubleshoot issues. The candidate would need to be comfortable, making and attending calls, communicating via email, whatsapp with third parties and customers as needed.
- Qualifications and Skills:
Proven experience in project management, preferably in construction or a related field.- Strong understanding of project management methodologies and best practices.
Proactive approach to problem-solving and decision-making.
- Strong business and negotiation acumen to drive costs down and achieve the best results.
Excellent written and verbal communication skills.- Ability to attend and contribute to scheduled meetings, providing clear and concise updates.
Experience in project budget creation and management is a plus.
- Strong problem-solving skills and the ability to troubleshoot issues as they arise.
Highly organized with strong attention to detail.
