- Address complaints and/or requests from Client/Tenants
- Enforcement of House Rules and Guidelines.
- Compliance to all statutory requirements and renewal of permits and licenses related to building
- Ensure Building Insurance is in place yearly by coordinating to the concerned department processing the insurance
- Emergency Response Plan
- Report requirements for Occupational Health, Building Safety and Security Systems
- Manage Risks within the property
- Monitor expense and ensure all projects are in within budget
- Helps Owners operate cost-efficiency and preserve property value.
2. Engineering and Technical Operations
- Ensure Equipment Reliability
- Minor Repairs and Maintenance Works
- Engineering Solution to problems relating to General Maintenance
- Conduct equipment preventive maintenance.
3. Vendor Management
- Manages all vendor contract for Security, Housekeeping, and equipment maintenance
- Conduct bidding for other Service Provider
- Supervise performance of Independent Contractors
- Submit Monthly or Quarterly Report
4. Reporting
a. Operational and maintenance matters together with recommendations for any improvement works or procedures
b. Complaint by a tenant
c. Machinery and equipment status
d. Accomplished Preventive Maintenance Program from the previous month
e. Manpower Movement
f. All necessary report regarding the property
g. Building Update report to management
