Responsible in managing internal operations, control and oversight of Innoland properties, equipment, tooling and physical capital assets that are acquired and used in its most broad terms to build, repair and maintain end item deliverables. He is also accountable in designing systems on processes, required manpower, monitoring of the usable life cycle and condition of acquired properties that may include acquisition, control, accountability, responsibility, maintenance, utilization and disposition.
EDUCATION AND COMPETENCIES REQUIREMENTS:
- Registered Electrical, Mechanical, Civil or Electronics Engineer preferably with
four (4) years related experience in technical functions.

DUTIES AND RESPONSIBILITIES:
- Develop, recommend and implement PMO policies, and procedures by evaluating organization outcomes, identifying problems, evaluating trends, facilities, equipment, etc.
Coordinates with the property management team, department heads, IGC employees and suppliers to ensure:- Implementation of the systems and facilities improvement working guidelines.
Proper maintenance and management of the fire protection equipments, security personnel, housekeeping, and control access in the building.
- Proper segregation and disposal of garbage
Monitoring and inventory of assets- Ensure the compliance of building restrictions and specifications as stipulated under the Master Deed, House Rules, Fit-out Guidelines and similar documentations.
- Check for compliance with building standards, and ensures procurement of necessary permits and licenses for the operation and maintenance of the building.
- Monitor, as deemed necessary, tenancy fit-out plans and specifications are submitted to the appropriate personnel and supervise physical occupation by the tenants including the administering of building works conditions which are to be agreed prior to commencement.
Provide specific instructions on the attendance of service calls to requesting tenants/unit owners. Check that calls are responded within 24 hours or at a reasonable time-frame.
Ensure that operation schedules of building machinery are carried out by technicians in line with the energy and facilities efficiency program
Implements Emergency Preparedness Program, Risk Assessment and Safety Programs.
- Handle building facilities inquiries, complaints and ensure resolution to address concern/s or direct them to the proper personnel.
Ensure that all responses with tenants are logged with a work request form so as to provide sound recommendations/solutions- Ensure that the schedules on procurement, payment, and sattus of delivery are transparently monitored
Oversee the accounts and finances concerning CUSA, accounting, procurement of equipment, property insurance, customer service, etc.
- Develop measures to improve quality of service, increasing efficiency of department and staff and equipment performance.
Maintains staff by recruiting, selecting, orienting, evaluating, guidance, discipline and training employees; maintaining a safe and secure work environment; developing personal and professional growth opportunities.- Monitors and supervises projects implementation, service contractors and outsourced services (i.e. maintenance, security, etc).
Approves the manpower and work schedule of staff, technicians and ensure continuous services and operation.
- Conducts investigation on all incidents within the building premises.
Monitor operational reliability on equipment and facilities by conducting regular inspection, preventive maintenance, checking and trouble shooting.- Prepare and control the operating expense budget and capital expenditures for short-term and long-term special projects
Attend departmental and staff meeting and answer queries in behalf of the purchasing department.
- Submit reports when required.
