Job Description

Tenant Relations:

Responsible for finding and screening tenants, handling lease agreements, and managing tenant concerns and requests.

Enforcing lease terms and ensuring tenants adhere to rules and regulations.
  • Property Maintenance:

Organizing and overseeing maintenance and repairs of properties.

Regular inspections to ensure properties are well-maintained and addressing any issues promptly.
  • Financial Management:

Setting rental rates and collecting rent from tenants.

Budgeting and managing property expenses, including taxes, utilities, and maintenance costs.

Keeping financial records and preparing regular financial reports for property owners.
  • Marketing and Leasing:

Advertising vacant properties to attract tenants.

Showing properties to prospective tenants and negotiating lease terms.
  • Legal Compliance:

Ensuring properties comply with local, state, and federal regulations.

Handling evictions, if necessary, in accordance with legal requirements.
  • Risk Management:

Managing insurance policies for properties.

Assessing and mitigating risks associated with the property.
  • Tenant Satisfaction:

Addressing tenant concerns and maintaining positive relationships.

Handling disputes or conflicts that may arise among tenants.
  • Property Improvement:

Identifying opportunities for property improvement or renovations to increase property value or attractiveness to tenants.
  • Communication:

Serving as the primary point of contact for property owners, tenants, and contractors.

Keeping stakeholders informed about property performance and any significant developments.
  • Administrative Tasks:

Keeping accurate records of all property-related transactions and correspondence.

Handling administrative tasks such as lease renewals, lease terminations, and security deposit refunds.
  • Emergency Response:

Being available for emergency situations affecting the properties, such as floods, fires, or security incidents.
  • Skills and Competencies:
Time Management: Efficiently managing multiple properties, tasks, and deadlines.
  • Record Keeping: Maintaining accurate records of leases, rent payments, maintenance requests, and financial reports.
Verbal and Written Communication: Ability to clearly convey information to property owners, tenants, contractors, and other stakeholders.
  • Maintenance Knowledge: Basic understanding of property maintenance and repair issues.
Attention to Detail: Ensuring accuracy in financial records, lease agreements, and maintenance schedules.
  • Problem-Solving Ability: Quickly identifying and addressing property-related issues and tenant concerns.
Decision-Making Skills: Making informed decisions regarding property operations, tenant selection, and maintenance.
  • Ethics and Integrity: Conducting business in a fair and honest manner, ensuring compliance with laws and regulations.
Adaptability: Adjusting to changing market conditions, tenant needs, and property management practices.
  • Leadership and Team Management: Leading and managing a team of property management staff, contractors, and vendors.
Risk Management: Identifying and mitigating potential risks to property and tenants.
  • Qualifications:
Bachelor's degree or equivalent
  • Working in real estate, property management, or a related field is often required
  • Requirements:

Total years of working experience: Minimum of 2 years

Normal hours/Shift: 8 hrs. Mondays to Fridays/Flexi time (mostly on field work)

Job Type: Full-time

Pay: Php45,
  • 00 - Php90,000.00 per month
