- Establishes relationship with Client-Lessor and update from time to time the status of property listing
- Attract tenants by marketing vacancies; obtaining referrals from personal listings; explaining advantages of location; showing units, offers accurate listing for current requirements and propose use etc.
- Contracts with tenants by negotiating lease agreement as required by Client Lessor; collecting security deposit and explain the provisions of the contract to tenants
- General documentation, formulation of contract and stipulate all the provisions as agreed by Client-Lessor and Client Lessee
- Prepares reports by collecting, analyzing, and summarizing data on property rentals and exclusive property management
- General property management as investigating and resolving tenant complaints; enforcing rules of occupancy; overseeing of inspection of vacant units and completing repairs; renovations etc.
- Accomplishes company financial objectives by collecting rents; paying bills; forecasting requirements; initiating corrective action to situations
- Enforce timely collection of professional fees and calculating commission, net income, overhead costs, expenses, and profit goals
- Enforces occupancy policies and procedures by confronting violators on bounced check, issuance of letter, eviction of tenants etc.
- Recommendation on building property management systems by contracting for maintenance services as needed; needed repairs, maintenance and equipment
- Acts and decision making on Client Lessor/Lessee problems requiring decision or action and elevate only to the higher Management especially those requiring decisions by the latter
- Ensure that the timely billing to and collection charges from lessees are being made by the Property Management Coordinator/Staff efficiently
- Works to ensure that the collections are reported to the Finance Accounting and reflected in the bank account accordingly
- Receives and Entertain WTL (Wanted to Lease) inquiries received via tarpaulin, walk in phone in inquiries personal and company
- Assumes responsibility for the discipline, work performance of staff and distributes liaison duties like putting up of tarpaulin, distribution of flyers as needed, client satisfaction and problems
- Ensure 100% occupancy on property management handled and property listings by offering to direct clients and even collaborating with real estate brokers, agents and marketing firms as required
- Speak with tenants, resolve disputes, entice new tenants, answer questions
- Look after buildings, housing, industrial spaces and other property to make sure it is in good working order, looks clean and well-maintained and everything is in working order
- Prepare annual budgets and income projections in a timely and accurate manner and report it to the management
- Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner
- Ensure property is rented to fullest capacity
- Utilize marketing strategies to secure prospective residents
- Represent the company in a professional manner at all the times
- Ensure current resident files are properly maintained
- Ensure all administrative paperwork is accurate, complete and submitted on a timely basis
- Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management
