Job Overview:

As our Property Management & Development Manager, you'll spearhead the management and development of the Philsteel Group's real estate portfolio and the Chairman & CEO's personal properties. Additionally, you'll ensure the efficient maintenance and administration of the Philsteel Tower, overseeing security and housekeeping teams. Dive into this exciting role and join our team!

What you will do:

• Maintain inventory of Philsteel Group and Chairman & CEO's properties.
• Inspect properties for physical condition and market value.
• Ensure timely payment of real estate taxes.
• Recommend strategies for property development and productivity.
• Advise on rental, lease, or disposal decisions based on market analysis.
• Negotiate with real estate brokers for leasing or selling properties.
• Prepare and ensure compliance of sales contracts and lease agreements.
• Process sale documents and register titles with government authorities.
• Coordinate with lawyers for legal issues related to properties.

As Building Admin for Philsteel Tower:

• Manage tenant agreements, billing, and payment collection.
• Address tenant needs and complaints regarding occupancy and facilities.
• Supervise security personnel to enforce building rules.
• Develop annual security programs and conduct fire drills.
• Ensure building safety and compliance with regulations.
• Secure necessary building permits annually.
• Conduct safety audits to ensure regulatory compliance.
• Oversee cleanliness and sanitation of common areas.
• Source and negotiate with suppliers for services and equipment.
• Implement maintenance and repairs for optimal building conditions.
• Ensure all utilities, including elevators and generators, are operational.

Join us if you are:

A graduate of Civil Engineering or Structural Engineering

Preferably with Master in Business Administration (MBA) or Master in Business Management (MBM) degree

With at least fifteen (15) years of experience in Property management and Development of real estate properties as well as Building Maintenance & Adminstration.

Must have established a reliable network with Real Estate Brokers and Government Agencies (Fire Station, Registry of Deeds, BIR, City Treasury & Assessor's Office).

Knowledge of real estate market and prices.

Systematic and attentive to details

Must be willing to work in our office in Makati City
