Responsible in the end-to-end process of creating, developing, managing, marketing, delivering, and turning over company's real estate projects- Assist in ensuring that the projects key objectives are met i.e. developing relevant projects, at competitive price points and within ideal timelines and financial targets.
Provides valuable assistance to the immediate head in cross-functional coordination work with every relevant support team in the achievement of the project's goals.
- Prepares budget forecasts i.e. CAPEX, Sales & Marketing, and monitors the financial health of the project in coordination with Project Management, Finance, among others. He/she should be able to prepare project reports that contain among others, weekly sales performance, collection efficiency, project completion percentage, move-in and occupancy and expense reports.
Shall work with Marketing and Sales in executing selling and marketing initiatives that are aimed at achieving the project's financial targets and within reasonable costs.- Ensure that sales special request forms (SRFs) are documented and that he/she is able to evaluate and provide recommendations based on NPV, GP margin computations.
To ensure regulatory compliance by working with Special Projects, ABPEA, Envi, Planning and other relevant departments in securing permits and licenses relevant to the development of the project.
- Monitor the project's implementation and turnover by performing regular site visits, actively engaging in coordination meetings and working with Project Management and Property Management to ensure that the project is completed on time, and within budget and at par with client's expectations.
