JOB DESCRIPTION:
1. Conduct feasibility studies to find and determine the best business opportunities for the company.
2. Coordinate with third party consultant/s for market study and analysis.
3. Coordinate with agents/brokers to increase pool of land offers and expand network.
4. Accept and evaluate new property offers.
5. Prepares master list of all new properties for evaluation.
6. Conduct initial due diligence on prospect properties:
a. Legal and Political sensitivities in coordination with Legal and Technical Services Group
b. Technical issues, in coordination with Office Engineering Department
7. Discuss and negotiate with landowners the cost and payment terms for the acquisition of properties
through agents/brokers.
8. Conduct final due diligence on prospect properties:
a. Legal and Political sensitivities including title tracebacks, in coordination with Legal and
Technical Services Group
b. Technical issues through third party consultants
1. Relocation and Topographic Survey
2. Hydro Study
3. Soil Study
4. Geo-resistivity
9. Facilitate the necessary documentations in acquiring properties, which includes but not limited to:
a. Contract to Sell
b. Deed of Absolute Sale
c. Memorandum of Agreement
d. Special Power of Attorney from landowners to authorized representatives
10. Consolidate all pertinent documents and ensure target timelines are met in relation to the following
activities:
a. Transfer of titles
b. Transfer of tax declarations
c. Segregation of titles
d. Removal of annotations
e. Department of Agrarian Reform (DAR) conversion/exemption order
11. Monitor and ensure meeting of project timelines:
a. Permits
b. Land development & house construction
c. Turnover to Homeowners Association (HOA)
12. Preparation of cash advance, liquidation, reimbursements, and request for payment
