General Duties
To ensure that all units, mailboxes and parking slots for RFO (Postcon projects) are inspected and pass the industry standards as approved by Management. To handle a single-building project and aid Asst. Postcon Manager in a multi-building project, as necessary
Detailed Duties
1. Attend Management meetings relative to the project assigned together with the Asst. Manager /Manager.
2. Attend Technical Meetings relative to the project assigned together with the Asst. Manager /Manager.
3. Assist in the inspection of units prior to unit acceptance from handyman contractors.
4. Prepare all official documents for endorsement to be made by the Team to other Departments.
5. Monitor submission of daily unit acceptance report to head office.
6. Closely monitor the timely completion of rectification works based on unit owner's punch list and the general progress of rectification.
7. Validate concerns of unit owners being endorsed by the Postconstruction Support Group(PCSG), if within the liability of the Developer.
8. Monitor WM units eligibility report from Buyers Turnover and request immediate inspection of Handyman in the absence of Postcon Assistant
9. Perform the following in the absence of a Postcon Assistant:
- Prepare RRF, required attachments and submit to QS Engineering group for creation and approval of JO.
- Monitor rectifications works from mobilization until completion.
- Inspect and qualify completed works from Handyman and prepares COCA and attachment.
- Submit COCA to QA Coordinators for processing of documents
- Tag completed and rectified units FA and forward unit keys to BT for turn-over schedule in the absence of QA Assistant.
10. Prepare weekly and monthly monitoring reports.
11. Promptly encode, update and monitors PMD-POSTCONTRUCTION GROUP Portals.
12. Evaluate validity of defects due for rectification on unsold and not yet turned-over units endorsed by the Buyers Turn- over Group - Site Operations, and endorse QS Engg for Job Order processing.
13. Evaluate validity of defects due for rectification on occupied units endorsed by the External Property Management Group, and endorse QS Engg for Job Order processing.
14. Monitor timely completion of unit rectification based on endorsements from both the Buyers Turn-over Group - Site Operations and PMD-PCSG.
15. Review RRF and all pertinent attachments prior to submission to Asst. Manager/Cluster Head for approval.
16. Monitor, review and check COCA prior to endorsement for Asst. Manager/Cluster Head approval and submission for payment.
17. Other related tasks that may be assigned from time to time.
Professional Eligibility
Skills
Preferably with at least 3 years of work experience related to construction engineering from a reputable property developer, real estate or contractor.
Education
Must be a graduate of Engineering or Architecture or its equivalent from a reputable college or university
Experience
