Job Description

As a MALLOPERATIONS MANAGER, you will be responsible for handling the following:

  • Direct responsibility for P&L, budget and receivables of assigned building/center/area

    a. Monitors the income statement (i.e., meeting of gross revenues and DOE budgets)

    b. Assesses performance drivers/merchants sales performance vs. the ff:

    i. Prior year's sales

    ii. Current year budgeted sales

    iii. Sales requirements

    iv. Category average

    v. Building average

    c. Implements billing and collection guidelines

    d. Collects from merchants in area of responsibility and works hand-in-hand with Billing and Collection, to maintain the A/R at a minimal level

    e. Manages quarterly budget and provides assumptions

  • Operationalize activities in area of responsibility

    a. Implements day-to-day activities and housekeeping

    b. Implements guidelines and procedures

    c. Manages and monitors maintenance

    d. Initiates changes/improvements in physical condition

    e. Ensures that facilities are in good working order; oversees frontliners

    f. Coordinates with Marketing and Ad & Promo regarding marketing activities and events in areas of responsibility

    g. Aligns activities to the ALI Brand and mall-specific brand

  • Establishes and maintains strong, stable relationships with merchants and works with them in boosting their businesses viability in the center

    a. Aligns day-to-day activities with merchant needs and preferences

    b. Monitors merchant performance

    c. Supports in the implementation of merchant loyalty initiatives

    d. Addresses merchant concerns

    e. Conducts informal update sessions with merchants

  • Coordinates with the following groups to address the corresponding merchant concerns

    a. Billing and collection receivables management

    b. Engineering technical issues

    c. Merchandise mix visual merchandising, product mix and customer service

    d. Ad & promo marketing initiatives

    e. Lease contract administration lease contract and renewal letters generation

    f. POS administration connection of POS systems

  • Manages the contracts of merchants in area of responsibility

    a. Processes requirements for lease contract negotiations (application, renewals, amendments, termination)

    b. Monitors status of contracts in area of responsibility

    i. Monitors deadlines

    ii. Prepares memos

    iii. Reviews expiration

  • Trains/mentors Operations Associates
  • Qualifications:

Candidate must possess at least a Bachelor's Degree in Business Studies/Administration/Management or equivalent

Must have relevant experience of 5 - 8 years in the mall industry

With excellent communication and analytical skill

With excellent people and negotiation skill

Knowledge/experience in customer service or equivalent

Job Types: Full-time, Permanent

Pay: From Php400,000.00 per year
