• LEASING OFFICER/ SUPERVISOR will help manage and lead all leasing programs and activities including planning and development, leasing management, and budget forecast in order to maximize rental, thereby increasing the mall's profitability with the most desirable and productive tenants: long-term and short-term leasing, specialty, kiosk, food court and seasonal tenants.

• QUALIFICATIONS:

Graduate of any 4 year course

• With more than 2-3 years of experience is an advantage

With experience in commercial and retail industry

• JOB DESCRIPTION:

Scout and identify prospective tenants looking to lease a space in the mall.

• Handles negotiation with clients both international and local brands.

Responsible for Lease Proposal, Lease Negotiations, Contract of Lease and other leasing duties.

• Evaluates the right tenant mix and rental rates.

Run background checks on potential tenants to evaluate their credit status to determine if they are eligible to occupy a building.

• Oversee the processing and approval of client applications and lease documents.

Elaborate the terms of lease, rental rate and period of payment to tenants.

• Maintain contact with lessees during their tenancy period to oversee their welfare and help resolve property issues.

Assist and guide the activities and operations of marketing/leasing team to ensure revenue goals are achieved.

• Ensure the proper documentation and storage of leasing files.

Oversee the Incoming Tenants and Operating tenants.

• Coordinate with accounting department for the required deposits and rental rate is correct.

Coordinate with all departments from time to time for all leasing concerns.

• Oversee all aspects of leasing spaces with responsibilities for strategies to maximize the rental, occupancy rate and tenancy mix.

Monitors the record of all operating tenants especially for those renewing tenants.

• Ensures that contracts are forwarded to Law Office for notarization and a copy of it are properly endorsed to tenants.

Prepare memorandum and route to all tenants.

• Update and coordinate with accounting department for the new confirmed tenants and exhibits.

Coordinate with accounting department for the monitoring of daily sales report of all the tenants and update the top management from time to time.
