Job Description

Job Title: Head of Construction

Industry: Real Estate (Residential Villas / Luxury Hotels)

Location: North Goa

Salary Range: INR 15,00,000 to 24,00,000 Per Annum

Educational Requirements:

  • Bachelors Degree in Civil Engineering.

Experience Requirements:

  • Minimum of 12 to 15 years of experience in construction management, with significant exposure to residential villa projects and luxury hotel developments.

Job Description:

Key Responsibilities:

  • Civil Construction Management: Lead the construction of residential villa and luxury hotel projects from the ground up, ensuring all aspects of the construction process align with project specifications, quality standards, and sustainability practices.
  • Project Planning and Strategy: Develop comprehensive project plans that outline timelines, budget forecasts, resource allocation, and risk management strategies. Ensure project milestones are met and adapt plans as necessary to address challenges or changes in scope.
  • Budget Management: Exercise stringent control over project budgets, ensuring efficient allocation of resources and cost-effectiveness. Monitor expenditure and implement financial controls to keep spending within the approved budget.
  • Vendor and Subcontractor Management: Manage relationships with vendors, subcontractors, and suppliers. Negotiate contracts to secure favorable terms and ensure that all parties meet their contractual obligations regarding quality, timeline, and cost.
  • Quality Control: Establish and enforce quality control standards for construction projects. Conduct regular inspections and audits to ensure compliance with these standards, as well as adherence to local building codes and regulations.
  • Stakeholder Coordination: Serve as the primary point of contact for all project stakeholders, including architects, engineers, contractors, government officials, and clients. Ensure clear and consistent communication across the board.
  • Regulatory Compliance and Documentation: Manage all necessary permits, inspections, and legal paperwork required for construction activities. Maintain comprehensive records for each project, including contracts, permits, and compliance documents.
  • Market Research: Conduct market research to identify trends and opportunities in the real estate market. Use insights to inform project development and ensure alignment with potential buyer or renter expectations.

  • Proven track record of managing large-scale construction projects within the real estate sector.
  • Strong leadership and team management skills.
  • Excellent organizational, planning, and problem-solving abilities.
  • Proficient in project management software and technologies.
  • Knowledgeable in current construction methodologies, materials, and trends.
  • Effective communication and negotiation skills.
