I. JOB SUMMARY
The Business Development AVP leads and directs the management of the various real estate projects from the stages of their conception and planning to their implementation and completion. The AVP/Sr. Manager watches over, monitors, coordinates, and help lead the following efforts: a.) research and feasibility study, b.) planning, c.) permits processing, d.) construction, e.) sales and marketing, f.) sales administration, g.) leasing, h.) property management, and i.) after sales services ro ensure efficient, well-coordinated, prompt, and quality project team performance. The job ensures that time, cost, revenue, and quality project goals are achieved.
II. JOB DUTIES AND RESPONSIBILITIES
1. Spearheads project development through the following:
a. Project/Product conceptualization in terms of theme, market positioning, and overall project characteristics. Including project branding, priming placemaking.
b. Set, monitor, and update (as necessary) the project timetable and deliverables/ milestones for the different support groups.
c. Work with Marketing Department in the formulation and management of marketing strategies in terms of conceptualization of marketing collaterals and activities.
d. Work with Budget Department in conducting up-to-date financial runs to ensure profitability.
e. Conduct market analysis to assess the project's comparative advantage and recommend product improvement strategies.
f. Help develop sales strategies to improve sales take-up
g. Evaluate properties being offered for EPPI's future development. Determine viability and highest and best use, if acceptable.
2. Coordination with support groups as regards:
a. Timely and successful project launch
b. Completion of project activities and milestones
c. Updates in Sales and Construction
d. Product delivery to clients within a specified period upon unit's completion
e. Opening of new inventories and update in pricelists
f. Site management and upkeep/ maintenance as well as addressing homeowners/ clients concerns
g. Reviews and make recommendations client request
h. Permits and licenses application and facilitation
i. Quality and timely delivery of project construction and development
j. Accurate, timely and effective production of marketing collaterals as well as scheduling of events
k. Provision of technical support for sales and marketing activities
l. Provision of documents and technical support for Sales Administration and Customer Service Group- i.e requirement of financial institution for loan take-out, Deed of Restrictions, etc.
3. Formulation and implementing, strategic plans, ensuring sustained success and growth of the company
4. Forming, staffing, leading, disciplining, and guiding for professional growth and improved performance the Business Development employees.
III. JOB QUALIFICATIONS
1. Must have a Bachelor's Degree or Master's Degree in Economics/Business Management/Management Engineering or equivalent
2. At least 10 years work experience in the Real Estate Business or related field.
3. At least 2 years in a senior real estate development management role.
4. Proficient in oral and written communications, good leadership skills, proficiency in Microsoft Office.
5. Knowledgeable in financial modeling and projections, marketing analysis, formulation of marketing strategies, project priming & placemaking , construction process, project management, and adept in governmental regulations as regards the real estate industry.
