Is responsible for performing a variety of maintenance, repair, and improvement tasks across the department's properties. This role requires versatility, resourcefulness, and proficiency in various trades to address the diverse needs of the residence. DALTA Residence Manager relies on the handyman in keeping the residence in perfect condition.
- I. SPECIFIC DUTIES AND RESPONSIBILITIES
- Conducts repairs and maintenance tasks on plumbing, electrical, HVAC, carpentry, and other systems as needed. This includes fixing leaky faucets, repairing electrical outlets, troubleshooting HVAC issues, and addressing minor structural repairs.
- Prepares surfaces and applies paint, stain, or other finishes to walls, ceilings, trims, and other surfaces.
- Performs wallpaper installation, drywall repair, and other tasks to enhance the aesthetic appeal of interior and exterior spaces of the residence.
- Installs, replaces, or repairs plumbing fixtures, pipes, valves, and fittings.
- Troubleshoot electrical issues, replaces switches, outlets, and light fixtures, and performs basic wiring tasks.
- May sometimes performs seasonal cleanup activities.
- Repairs sliding doors, windows, decks, and other indoors or outdoors structure as needed.
- Installs appliances, fixtures, and equipment such as ceiling fans, light fixtures, toilets, sinks and kitchen appliances. Ensures proper alignment, functionality, and safety during installation procedures.
- Adheres to safety protocols and regulations while performing maintenance and regulations while performing maintenance and repair tasks. Uses personal protective equipment (PPE) as required and ensures compliance with building codes and regulations.
- Communicates effectively with the Residence Manager and to co-quarters to understand their maintenance needs, provide estimates, and address concerns in a professional and courteous manner.
- Keeps track of work orders, materials used, and completed tasks.
- Maintains an organized inventory of tools, equipment, and supplies to facilitate efficient workflow and project management.
- Oversees the renovation of the office from time to time to give it a beautiful look.
- Ensures that all office appliances are not only properly fixed but always functioning very well.
- Informs the management about office equipment that need to be replaced, and orders for new ones as directed by the management.
