About the job
Reporting to the Facilities Manager, this TEAM LEADER role will support the Facilities department on a day-to-day basis by taking care of the property(s) assigned to the Store, and help ensure that the store has the proper comprehensive service systems and teams (contracted and co-working) in place to deliver results, and keep our properties, buildings and supporting infrastructure in safe, working order, available and open for business.
Your assignment
You grow and develop your functional and technical expertise to help the facilities team be the owner of the building, manage the assets, both building facilities and the store
You support your manager in developing business results and goals, especially in life cycle costing and annual budgeting. Assure the reliability and cost-effective operations of various facilities whiles controlling the build-up of the maintenance cost
Conduct scheduled and reactive inspections on the property listed equipment & systems
You review and ensure that facilities comply with any Risk/FM Audit (SecCheck) and work through practical ways with your manager to comply and meet the target
Ensure SOPs are in place and that compliance documentations are available at all times and that the CAFM/CMMS system holds all data and files online
Ensure all works minimise disruption, risk and inconvenience to coworkers, visitors and coworkers. And if there are any casualties, investigate, and take corrective actions to overcome technical problems to further develop and implement solutions, trouble shoot on day-to-day operational problems of facilities and building
Ensure that energy saving procedures are identified and implemented to minimise cost and waste
Ensure that the planned preventive maintenance program is updated and in order, and that vendor performance is recorded and documented
Ensure all vendor invoices are correct before any PO or Work Order is released for payment
Support the functions business plan, keep it updated and ensure that all approved plans are executed in an efficiently and timely method. Support the costing, project management and implementation of any base building work changes
Ensure that our buildings and property are compliant to statutory legal requirements and that IKEA's rules and regulations are adhered to. Perform periodical quality control inspections to ensure adherence to company specifications and standards
With your manager, manage and rectify defects and warranties with the consultant, relevant service providers and/or contractors
Qualifications
Your profile
You have at least 2- 3 years of supervisory experience in facilities/maintenance management in a retail environment
Member of IWFM, IFMA, IAM, RICS or Local Property / FM industry institution would be an advantage
Well versed in all local laws and regulations governing property maintenance, building management, statutory compliance, certification and licenses
Experience in construction management, knowledge of and experience in commercial contract management and law, and CAFM/CMMS systems operations and reporting
You must have strong communication skills, able to communicate clearly business and technical concepts and issues to fellow co-workers and senior management
Must have proven leadership abilities to bring out the best in co-workers, motivate and develop them.
Skilled in report writing and presentations
