I. Qualifications
- Graduate of any four (4) year course.
- Highly organized in terms of planning, scheduling of jobs, task, projects to be completed.
- With at least 5 to 7 year experiences in handling projects.
- Must maintain and carry out professionalism and values of the company.
- Excellent communication and negotiating skills.
- Must be a self-started, organized and pay close attention to detail.
- Firm but possesses an up-beat and positive personality.
- Advanced organizational skills with the ability to handle multiple assignments.
- Ability to develop effective solutions, techniques and practices needed to coming up with standards, protocols on ordering and delivery of supplies, materials, etc.etc. also on monitoring of projects.
- MS Office proficiency.
- Must be willing to handle 7-8 employees
- Must be willing to do field work/branch roving to check Facilities or other activities

Ii. Job Summary
Reports directly to the President and the Managing Director, this position is generally responsible for the managing, overseeing day to day activities of the FSU Department making sure he/she is on track on progress and development of the department and its personnel. Facilities Services Unit Manager is in-charge of planning, scheduling, negotiating, supervising new site construction development, repairs and maintenance of all the branches and the head office, represents the company in terms of meeting, consultative concerns, procurement, and negotiations including addressing concerns with suppliers and professional service providers, contractors, mall administration. Attends and submit reportorial to the management on progress of existing stores and new sites, periodically and as per scheduled.
Iii. Roles And Responsibilities
- Manages/Supervises the Project Supervisor and Maintenance Supervisor on their day to day activities in the department.
- Conducts review of the construction plans prior to pre-bid conference.
- Facilitate pre-bid conference.
- Supervise Bid Form (Civil, Electrical, Plumbing and Fire Protection which includes Sprinkler and Smoke Detector). This is in accordance with construction plans.
- Review and evaluate bid cost. Ensures that all items were considered in the bid costs from the bidders prior to endorsement to the Managing Director for review and approval.
- Review construction plans before the submission to the mall engineering for approval. Also to ensure that the supervisor acquired the commented plans and duly stamped for building permit plans.
- Facilitate pre-con meeting with the awardee and the mall engineering prior to commencement of construction.
- Collates quotations from specialty contractors and suppliers of the owner-supplied items (mechanical, glass, signage, tiles, lighting fixtures, toilet fixtures, curtains, and the likes).
- Assure immediate superior and the management of the full implementation of all the scheduled activities of the department store construction, renovation, expansion, demolition projects, all PMS scheduled activities are consistently carried out and adherence to needed timeline compliance, government and mall compliances are being followed
- Close monitoring and communication with respective designers of the construction concerns are being done as per the timeline and whenever needed (revisions of designs).
- Always on top of the with the mall engineering and operations related concerns to constructions.
- Conducts weekly construction meetings with various groups Depat Meeting Execom, Mancom, Supervisors Meeting, Designer/Architect Partners, Gencon and Tradecons). Including the need to conduct for Individual Kamustahan with
the FSU Team.
- Facilitate scheduled Functional Team Day and make sure department concerns are resolved and goals are discussed.
- Attends mall meetings whenever needed (e.g. unsettled concerns which affects construction like water leak, existing mall structure, etc.).
- Conducts store visit to check construction progress.
- Monitors daily construction activities.
- Monitors and ensure timely delivery of the owner-supplied items.
- Prepares weekly construction progress report.
- Monitors status and ensure to secure the required building permit, occupancy permit and business permits for store branches.
- Supervise punchlist workmanship of gencon and tradecons.
- Attends the store turnover (from Gencon to Facilities and Facilities to Store Operations).
- Checks list of pending items during store turnover.
- Conducts punchlist workmanship of gencon and tradecons.
- Monitors completion of the TFI's punchlisted works and mall's punchlisted works.
- Monitors and ensure completion of additional works including review and evaluation of the corresponding additional cost.
- Checks, review quotations from respective gencon and tradecons for the store improvement works, endorses to the management for approval and facility of payment.
- Monitors completion of the store improvement works.
- Review billings from gencon, tradecons and suppliers. Ensure that items are completed prior to endorsement to the Managing Director for review and approval.
- Request payments to gencon, tradecons and suppliers thru procurify.
- Collates store plans (construction plans, commented plans and as-built plans) and construction documents (testing certificates, completion certificates, etc). Ensure that these are included in the public documents of the respective stores.
