Job Description

Reporting to:

Sector Lead/ General Manager

Key stakeholders:

Management team - consisting of the General Manager, Business Line Directors, Business Development Manager, Clients, and Industry network

Direct reports:

Team consisting of Senior Project Managers, Project Managers, Assistant Project Managers, Project Coordinators

Duties & Responsibilities

  • Provide effective Leadership to the Data Center Team Project Team
  • Motivate the team when under pressure, and guide them on what action has to be taken
  • Provide Strong Program Management Skills, and tracking when key deliverables and action items have to be scheduled
  • Forward Planning and direction to the Team is a key focus
  • Keep the Team Focused on the Project and moving forward in reaching it goals
  • Manage the team to provide key updates to the Data Center Team Executives in the form of Weekly and Monthly Reports and email communication.
  • Manage the team to Update, Monitor and Track the Project Program, and keep team focused when key decisions have to be made, and what recovery plans has to be implemented in the event the Program has to be recovered
  • Attend Key Meetings on behalf of the Project Management Data Center Team
  • Have JLL PDS Team Members to Chair Key Meetings, and guide them when they need support or mentoring
  • Have Strong Design Management Skills, and give recommended solutions to the Project Team, subject to Client approval
  • Have Strong Commercial & Contractual Skills, and act in the best interest of the Project on design compliance and cost control
  • Review with PDS Admin team that the Fee Schedules uploaded in OVAL, DigiFFS and PowerBI is accurate and updated. Review at least twice a Month on Data Accuracy
  • Develop / Vet Progress Reports, Risk Assessments, Cost Reports etc
  • Be able to manage and give direction to the JLL Project Team on daily and weekly tasks, quality & completeness of Reports issued, and site management requirements
  • Make informative decisions or advice to the Client
  • Report to JLL Leadership Team on any key issues or escalations, so support will be provided
  • Design Management / Coordination of Stakeholder Approvals
  • Project Contracts Scope Delineation & Management
  • Manage Team on LEED Certification Process & Sustainability incentives and Reporting
  • Manage Team on Health & Safety Measures & Reporting
  • Management Software platform being utilized properly by the Project Team (ie Procore / Aconex / Adaptive Works / Other)
  • Manage Team on Project Financial Status Reporting / Payments and Change Orders
  • Manage team on Pre-Construction and Construction Permits & Authority approvals
  • Manage Team on Commissioning, IST and other Testing requirements
  • Manage Team on Project Close-Out & Documentation Management
  • Be Innovative, Professional and Role Model to the Team
  • Form part of the Sales Team in bidding and securing new Data Center Projects, and assist in the vetting, interviewing and hiring of new staff to support the Data Center Projects need
  • Be Mentor to junior staff
  • Have strong ethical standards
  • Perform in the best interest of the Project(s)

Performance objectives

A SUCCESSFUL PROJECT

  • Within each project, establish and implement an effective organisation structure for reporting, communication and working procedures.
  • Lead the project team to assemble and effectively lead consultants, contractors and suppliers to achieve the best possible performance from all members of the project team.
  • Take a proactive role in delivering successful projects
  • Represent the client's best interests from inception to completion of the project.
  • Establish and maintain a positive client relationship.

  • Lead the management of the construction phase of the project and ensure Jones Lang LaSalle is providing appropriate supervision commensurate with our role.
  • Establish and implement an appropriate quality control system.
  • Lead the identification, mitigation, and reporting on project risks to ensure the delivery of projects on time and under budget.
  • Utilise JLL technology including AdaptiveWork, Jaggaer, Project Toolkit.

BUSINESS OUTCOMES

  • Promote JLL to new prospects and key landlord clients with expressed purpose of developing new business opportunities.
  • Seeking out and developing new business relationships and generating new revenue from landlords
  • Target and generate new investor related revenue in a 12month period that does not relate to new or existing Global, Regional or National agreements
  • Develop and strengthen relationships with other JLL business lines.
  • Where possible introduce opportunities to other business lines within JLL
  • Develop relationships with existing clients to increase the profile and exposure of JLL
  • Manage project revenue and payment cycles to avoid bad debt.
  • Lead the preparation of EOI's and pricing submissions to clients to win new work.
  • Lead in the development of quality templates for use by others using Project Toolkit.
  • Lead in external industry award nominations to promote the business within industry.

  • Be able to carry out commercial negotiations with contractors, suppliers, consultants, and authorities within established limits of authority.
  • Understand our obligations for complying with ISO14001, ISO45001, ISO9001 and Environmental Health and Safety legislation generally.
  • Assist in maintaining accreditations where applicable.
  • Ability to assess clients needs and project constraints.
  • Ability to assist in the commercial assessment of new projects.
  • Have a detailed understanding of different delivery methods. I.e., Project Management, Construction Management, Managing Contractor and Warranted Price, Lump Sum etc.
  • Ability to assist in the preparation of project proposals and the delivery of presentations that may be required as part of securing new work.

Employee specification

  • A degree in a relevant Project or Construction Management related discipline and a minimum of fifteen (15) years experience in Design, Construction, or Project Management.
