We are looking for a Commercial Manager to join an on-going project in NEOM, Saudi Arabia. As a Commercial Manager, you will be responsible for overseeing all financial aspects related to the development of the project. This includes managing costs and budgets associated with [CapEx] construction activities, design, PMC, and [OpEx] hotel operator, guest experience consultants, real-estate advisors, marketing etc as required to enable operational readiness of the island. You will work closely with various stakeholders to ensure financial objectives are met while maintaining the highest standards of quality and efficiency.
Your new role, what's involved
- Cost Estimation and Budgeting:
- Oversee, manage, perform, cost estimation for all phases of island development, including construction, design, hotel operator, guest experience consultants and infrastructure setup.
- Develop comprehensive budgets aligned with project timelines and objectives.
- Continuously monitor and update budgets to ensure accuracy and compliance.
- Manage Stakeholders and ensure endorsement / approval of those stakeholders in accordance with NEOM procedures.
- Financial Planning and Analysis:
- Analyze financial data to provide insights and recommendations for cost optimization and efficiency improvement.
- Forecast financial performance and risks, highlighting areas for potential cost savings or revenue generation.
- Collaborate with project managers and stakeholders to align financial strategies with project goals.
- Vendor Management:
- Assist procurement in the evaluation of vendor proposals and negotiate contracts to secure favourable terms and pricing for consultants and service providers.
- Monitor vendor performance and manage relationships to ensure adherence to budgetary constraints and project timelines.
- Risk Management:
- Identify financial risks and develop mitigation strategies to minimize impact on project outcomes.
- Implement robust financial controls and procedures to maintain compliance with regulatory requirements and industry standards.
- Reporting and Communication:
- Prepare regular financial reports and presentations for project stakeholders, highlighting key metrics, variances, and trends.
- Generate and provide monthly accounting data to the project financial cotrollers.
- Communicate effectively with cross-functional teams to provide financial insights and support decision-making processes.
We'd love to hear from you if you have:
- Bachelor's degree in quantity surveying or related field.
- Minimum 6-8 years of relevant experience.
- Proven experience in cost/budget management for large-scale development projects, preferably in the real estate or hospitality industry.
- Strong financial analysis skills, with the ability to interpret complex data and provide actionable insights.
- Proficiency in financial modelling and budgeting software (e.g., Microsoft Excel, SAP, Oracle).
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
- Detail-oriented with strong organizational and problem-solving abilities.
- Ability to thrive in a fast-paced, dynamic environment and manage multiple priorities simultaneously.
