Summary of ResponsibilitiesResponsible for managing and maintaining the external and internal facilities, including electrical and mechanical equipment, plumbing, carpentry, and office and room fixtures, ensuring that the facilities, equipment, and fixtures are in good running condition. The scope of the job is not limited to the management and maintenance of the property. Still, it includes crisis management, preventive maintenance, energy conservation activities, and other innovative approaches that would result in profits and savings.
- I. General Preventive Maintenance, Management, and Control
Perform regular preventive maintenance of all electrical and mechanical equipment, fixtures, and internal and external facade of the hotel:
a. HVAC System
b. Guest Rooms, Offices, Lobby, Reception Areas, Business Center
c. Furniture, Fixtures, and Appliances
d. Building Structure and Common Areas
e. Air Conditioning Units (ACU)
f. Elevators
g. Lighting and Electrical System
h. Pumps and Motors, Water Drainage, Multi-media Filtration Facilities
i. Fire Alarms and Fire Protection Facilities
j. Fire and Exit Door Alarm Systems
k. Main Distribution Frame and Telephone Trunk Line
l. Communication facilities
m. Swimming Pool/Whirlpool
n. Audio Equipment
o. Internet Facilities
p. Gym Equipment
q. Signages
Prepare and submit preventive maintenance reports to the General Manager as scheduled.
Review maintenance problems, complaints, and work orders to prioritize and schedule work.
Troubleshoot and diagnose malfunctioning mechanical and electrical systems and equipment, evaluate the preventive maintenance program, and recommend improvement and best practices.
Respond to emergencies and take appropriate action.
Establish control systems of tools, supplies, engineering keys, engineering plans, work drawings, manuals, service records, and reports.
Maintain and update preventive maintenance reports/documents.
Monitor agency employees and ensure compliance with policies and procedures.
Manage guest's complaints and ensure guest satisfaction for work done.
Recommend equipment due for upgrades, repairs, or replacements.
Ensure that Maintenance staff is knowledgeable and skillful in the execution of the preventive maintenance program.
Coordinate with other departments and participate and be actively involved in the crisis management program of the hotel.
Conduct fire drills twice yearly and coordinate with local government and Security Manager for execution.
Ensure that the engineering department strictly follows crisis management and prevention programs.
Take a proactive approach in monitoring the water and energy consumption of the common areas and individual units/guest rooms by analyzing and recommending conservation measures to lower the cost.
Ensure that all departments comply with the energy conservation program of the company.
Prepare the energy conservation report and submit it to the General Manager as scheduled.
Conduct regular inventory of engineering equipment and tools and maintain and update documentation and recording.
Conduct performance evaluation as scheduled and prepare reports as required or may be needed.
Perform other duties that may be assigned and attend trainings and seminars.
