In summary, you will assist the Property Manager to ensure that all equipment and facilities are in excellent working condition to achieve customer satisfaction and operating cost efficiencies.
Ensure that all equipment and facilities are in excellent working condition by conducting regular inspections, implement preventive maintenance, and undertake corrective maintenance
- Implement Energy-conservation and cost-saving measures while monitoring utility consumption
Track and communicate work request status and completion- Monitor construction works and ensure that all guidelines are strictly followed. Provide project status reports to Property Manager
Prepare/review plans, estimates, and scope of works for various projects
- Monitor all safety programs to prevent exposure and decrease liability for the property
Assist in coordinating all Emergency and Crisis Management Drill including but not limited to Fire/Earthquake Drill- Conduct daily coordination meeting with security, maintenance and janitorial personnel
Involve in preparation and delivery of presentations and technical briefings, testing, verification, and validation processes as well as scheduling and as-built documentation
- Assist the Building Manager in preparing annual budget for all technical services and materials needed for the efficient operations of the project.
Assist the Building Manager in complying with all statutory and regulatory requirements.
The position is responsible for the over-all operations, preventive maintenance, and repairs of the building/property. This includes HVAC, elevators, electrical, FDAS, plumbing, life safety, security, construction, tenant relations and other tasks that the admin requires.
Licensed Mechanical Engineer- Preferably with at least 1 year of working experience but fresh graduates are encouraged to apply
Must have a pleasing personality, good attitude and customer oriented
- Good interpersonal communication skills
Must be technically competent in various machines, equipment and machines found in residential or commercial properties- Basic accounting skills, can forecast budget and monitor expenditures
