Position: Maintenance Coordinator 2- Working Hours : Monday to Friday 9:30 am to 5:30 pm PST (possibility to transition to start a few hours earlier or later after 90-day probationary period)
- Salary Range : 800- 1200 USD
- Duties and Responsibilities:
Answering the phone line during business hours (M-F, 9:30a to 5:30p)- Entering maintenance bills into Appfolio when received from vendors
Assigning new Work Orders to the appropriate vendor, and communicating status to the tenant who submitted the request.
- Following up with tenants on Work Orders that need clarification/additional detail before assigning to vendor.
Escalating serious Work Orders to Maintenance Supervisor- If expense approval is needed, sending to the Maintenance Supervisor
Tracking the timely completion of Work Orders, proactively seeking status updates from vendors on overdue Work Orders
- Calling warranty companies for appliance repair when needed
At least one year of experience in maintenance coordination
- Tools Experience: Appfolio
Excellent customer service via phone and email. Extremely talented at de-escalation; tenants can understandably be very emotional about maintenance issues.- It is very important that this person can provide extremely personal, high-level service.
A basic understanding of home maintenance and troubleshooting common issues (asking tenants to flip a breaker before sending someone, knowing what type of issues require which type of vendor, etc).
